2,600-Home Community in League City Proposed by Hines for Development

A proposed 2,600-home community by real estate developer Hines is set to be discussed in a public hearing Tuesday evening, according to documents from the city. The development would cover approximately 1,700 acres of land located on the west side of League City, north of FM 517 and south of League City Parkway.

Details of the Proposed Development

The development site consists of three tracts—Lloyd North, Lloyd Central, and Lloyd South. Currently, there are no buildings on the land, which is bordered by the Westland Ranch community to the east and extends up to Hobbs Road.

Caitlin King, a city planner, explained to the Planning and Zoning Commission that the land will host 2,600 single-family homes, with Hines responsible for developing the Lloyd North and Lloyd South sections.

Key Features of the Development

The project includes several notable features:

32.2-acre city park: This park will be dedicated to the city of League City.

Four-acre fire station: The fire station, located along Muldoon Parkway, will also be dedicated to the city.

Commercial space: The Lloyd Central tract, which spans 245 acres, is designated for commercial development. It will offer 143 acres of commercial space, potentially for businesses and offices.

Additionally, there is an option for integrated multifamily housing in the form of apartment buildings, though no single-family homes will be built in this section.

Schools and Infrastructure

The development also includes two middle school sites:

One in Lloyd North under the Clear Creek Independent School District.

Another in Lloyd South within the Santa Fe Independent School District.

The future Grand Parkway segment, which will connect Interstate 45 to FM 646, will pass through the development, enhancing the area’s connectivity.

Commission Approval and Public Hearing

The Planning and Zoning Commission unanimously approved a rezoning request to allow the project to proceed. The rezoning request will be further discussed during the public hearing scheduled for Tuesday’s City Council meeting.

The proposed 2,600-home development is set to transform a significant portion of land in League City, bringing new housing, commercial spaces, parks, schools, and critical infrastructure improvements to the area.

The public hearing will offer residents a chance to voice their opinions on the development’s potential impact on the community.
