A significant new residential community, Preservation Creek, is set to transform Alvin, a city south of Houston, with plans for over 5,700 homes. This 3,000-acre project marks a major expansion in the region’s housing market and will play a vital role in meeting Houston’s growing housing demand.
Financing and Development
The Dallas-based office of Trez Capital has provided $58 million in funding for phase one of Preservation Creek, a master-planned community located near FM 1462 and County Road 395 in Brazoria County, approximately 30 miles south of downtown Houston.
Houston-based W Land Development is behind the project, and the financing will support essential infrastructure such as utilities, streets, and other foundational work for phase one.
The first phase of this large-scale development will cover 367 acres and provide over 700 single-family lots. Eventually, when the entire 3,000-acre project is complete, it will include a wide variety of housing options, including single-family homes, duplexes, Build-to-Rent (BTR) residences, multifamily properties, and commercial retail spaces.
Additionally, Preservation Creek will offer extensive amenities, including an on-site elementary school, to cater to the growing community.
Long-Term Vision for the Area
John Hutchinson, Co-CEO of Trez Capital, commented on the project’s importance for the Houston Metropolitan Statistical Area (MSA), noting the long-term housing demand in the region.
“Preservation Creek represents the kind of thoughtfully planned, large-scale residential development that aligns with the long-term housing demand we’re seeing across the Houston MSA,” Hutchinson said. This development will be pivotal in addressing the region’s need for quality housing options.
The project is strategically located along the Highway 288 corridor, which is vital for access to major urban employment centers, including the Texas Medical Center, one of the largest medical complexes in the world. The development’s location will make it easy for residents to commute to key job areas in and around Houston.
Historical Context of Highway 288 Corridor Development
The Highway 288 corridor has been a region of both growth and challenges. For many years, the area south of downtown Houston remained underdeveloped, with land primarily used for cattle grazing.
The early 1980s saw some efforts to develop master-planned communities, such as Southwyck, but the project faced setbacks due to economic downturns. It wasn’t until land developer Larry Johnson stepped in during the 1990s that the area began to see substantial growth.
In 1994, Johnson acquired the unfinished Southwyck community, renamed it Silverlake, and focused on marketing the area’s easy access to Highway 288. This move proved successful, and within two years, Silverlake became one of the top-selling communities in the Houston area.
Johnson’s influence helped shape the development of Pearland, Alvin, Manvel, and the broader Highway 288 corridor, making it one of the most sought-after areas for residential development.
Looking Ahead: Phase One and Beyond
The first lots in Preservation Creek are expected to be delivered to builders in the winter of 2026, marking the beginning of what is set to be a long-term residential development.
